Is Homeowners Insurance Required by Law in Tennessee?

Having home insurance in Tennessee is not required by law. However, most lenders require their customers to have homeowners insurance if they have a mortgage.

Even if you don’t have a loan, having home insurance coverage is crucial. Without it, you’ll have to pay fully out of pocket for repair or replacement costs if your home or possessions get damaged or stolen.

What Does Homeowners Insurance Cover in Tennessee?

Tennessee homeowners insurance from The Hartford comes with standard coverages, including:

Dwelling Insurance Coverage

Dwelling insurance coverage helps pay to repair or rebuild the structure of your home and the structures attached to it, such as roofs. It also includes internal systems like wiring and plumbing, plus heating and air conditioning. Most home insurance policies don’t cover damage from earthquakes, but there are additional coverage options to help if these situations occur.

Other Structures Insurance Coverage

This helps cover structures on your property that aren’t attached to your house. For example, if your shed collapses from heavy snow, other structures coverage can help cover the cost of damages.

Personal Property Insurance Coverage

Personal property coverage helps protect your personal belongings such as furniture, clothing and appliances. When you insure your personal property with replacement cost coverage, covered property that is stolen or damaged will be replaced with a comparable item at today’s value, not depreciated actual cash value.

Loss of Use Coverage

This coverage helps pay your living expenses, up to policy limits, if you cannot live in your home due to a covered loss or after suffering a loss. So, if your house is damaged from a fire and needs repairs, this coverage helps to cover the costs to stay in a hotel or rental.

Personal Liability Coverage

If someone who is not a resident of your household suffers an injury or property damage for which you are legally responsible, personal liability can help cover your legal defense costs and any court judgments against you, up to your policy limits.

Medical Payments Coverage

Medical payments coverage helps pay emergency medical bills if someone who isn’t a resident of your household is injured on your property. It also covers injuries caused by a member of your family or pet, regardless of where it happens. Bills are paid, up to policy limits, whether you’re legally responsible or not.3

Additional Tennessee Homeowner Insurance Coverages

When it comes to homeowners insurance coverages, there is no one-size-fits-all policy. At The Hartford, we understand that Tennessee homeowners have unique needs. That’s why we’ve made it quick and easy to customize your policy if you’re worried about damage to your home and belongings.

Through the AARP Homeowners Insurance Program from The Hartford, you can take advantage of additional coverages to extend your protection, such as:

  • Equipment breakdown coverage to help cover your repair or replacement costs if your appliances or electronics break down. It also provides coverage if you want to make “green” upgrades and pays up to 125% of your cost to replace any covered equipment with items that are similar, yet more energy efficient or environmentally friendly. Keep in mind that this coverage does not include normal wear and tear.
  • Valuable items blanket coverage for extra protection on more expensive items. For example, if your insured jewelry gets stolen, this coverage can help cover the costs to replace it.
  • Additional limits coverage to help cover your costs to rebuild your home at an amount up to 125% of your policy limit if it’s a total loss. Depending on where you live, your policy can cover your costs up to 150% of your coverage limit.
  • “New for Old” protection, ‡‡ which helps replace your destroyed belongings with new ones of the same quality.
  • Reimbursement for replacing locks if your keys get lost or stolen. This coverage pays up to $500 to replace locks, with a $100 deductible.
  • Identity fraud expense coverage, which reimburses you for out-of-pocket expenses up to certain limits to help you recover after fraud or identity theft.
  • Disappearing property deductible,‡‡ which reduces your deductible every year when you go three consecutive years without an insurance loss.

Floods, Earthquakes and Tennessee Homeowners Insurance

couple on front steps protected by home insurance tennesseeTennessee residents can see their share of heavy rainfall and flooding. But it’s important to know that insurance companies typically don’t offer flood coverage as part of their homeowners insurance policies. Instead, you’ll need to purchase a separate flood insurance policy through the National Flood Insurance Program (NFIP) to cover flood damage.***

Like flooding, every state has some risk of earthquake damage.4 In fact, about 90% of us live in areas that have earthquakes.5 However, damages caused by earthquakes are not typically covered in a standard insurance policy. So, without the appropriate coverage, your Tennessee home insurance company won’t cover your insurance claims if an earthquake damages your home. To find out how you can get earthquake coverage, call The Hartford at 877-422-2345.

What Is the Average Cost of Homeowners Insurance in Tennessee?

The average cost of home insurance in Tennessee in 2024 is $2,312 annually, or $193 per month.6 This is just under $30 more than the national average of $2,285.7

When it comes to homeowners insurance, Tennessee residents likely pay different premiums from even their neighbors. That’s because your specific home insurance cost depends on different factors, like your zip code or coverage levels. For example, if you live in an area with a higher risk of natural disasters, home insurance companies may charge you a higher rate.
