Is Homeowners Insurance Required in Minnesota?

Homeowners insurance is not required by law in Minnesota, but most lenders require their customers to take out a home insurance policy when they get a mortgage. Regardless, it’s important to have home insurance coverage. Without it, if your home gets damaged or someone breaks in and steals your belongings, you’ll have to pay out of pocket to repair and replace everything.

What Is the Average Cost of Home Insurance in Minnesota?

couple protected by mn home insuranceThe average cost of MN home insurance in 2024 is $2,578 annually, or $215 per month.4 This is almost $300 higher than the national average of $2,285.5

However, what you end up paying for your policy may be higher or lower than the national average homeowners insurance cost, because every homeowner’s needs are different. Your cost for Minnesota homeowners insurance depends on several factors, such as:

  • Your zip code.
  • The type of materials used to build your home.
  • Your home’s proximity to fire stations. Living close to one can reduce your home insurance premium, because first responders can get to your home quicker in an emergency.
  • Policy details like your coverage amounts and whether you choose a lower or higher deductible.
At The Hartford, we know every homeowner has unique needs, and we’re here to help you get the right coverage. Get a homeowners insurance quote today or call our representatives at 877-422-2345.

Standard MN Home Insurance Coverages

Whether you live in Minneapolis, Saint Paul or Duluth, The Hartford makes it easy for you to safeguard your home. With the AARP Homeowners Insurance Program from The Hartford, Minnesota home insurance policies have these standard coverages:

Dwelling Insurance Coverage

Dwelling insurance coverage helps pay to repair or rebuild the structure of your home and the structures attached to it, such as roofs. It also includes internal systems like wiring and plumbing, plus heating and air conditioning. Most home insurance policies don’t cover damage from earthquakes, but there are additional coverage options to help if these situations occur.

Other Structures Insurance Coverage

This helps cover structures on your property that aren’t attached to your house. For example, if your shed collapses from heavy snow, other structures coverage can help cover the cost of damages.

Personal Property Insurance Coverage

Personal property coverage helps protect your personal belongings such as furniture, clothing and appliances. When you insure your personal property with replacement cost coverage, covered property that is stolen or damaged will be replaced with a comparable item at today’s value, not depreciated actual cash value.

Loss of Use Coverage

This coverage helps pay your living expenses, up to policy limits, if you cannot live in your home due to a covered loss or after suffering a loss. So, if your house is damaged from a fire and needs repairs, this coverage helps to cover the costs to stay in a hotel or rental.

Personal Liability Coverage

If someone who is not a resident of your household suffers an injury or property damage for which you are legally responsible, personal liability can help cover your legal defense costs and any court judgments against you, up to your policy limits.

Medical Payments Coverage

Medical payments coverage helps pay emergency medical bills if someone who isn’t a resident of your household is injured on your property. It also covers injuries caused by a member of your family or pet, regardless of where it happens. Bills are paid, up to policy limits, whether you’re legally responsible or not.3

Additional Coverage Options for Homeowners Insurance in Minnesota

couple protected by homeowners insurance minnesotaIf you’re worried about major damage to your Minnesota home, it’s quick and easy to customize your policy with The Hartford.

We offer additional coverages to extend your protection and give you peace of mind knowing your home and valuables are covered, such as:

  • Equipment Breakdown Coverage to help cover your repair or replacement costs if your appliances or electronics break down. It also provides coverage if you want to make “green” upgrades and pays up to 125% of your cost to replace any covered equipment with items that are similar yet more energy efficient or environmentally friendly. Keep in mind that this coverage does not include normal wear and tear.
  • Valuable items blanket coverage for extra protection on more expensive items. For example, if your insured jewelry gets stolen, this coverage can help cover the costs to replace it.
  • Additional limits coverage to help cover your costs to rebuild your home at an amount up to 125% of your policy limit if it’s a total loss. Depending on where you live, your policy can cover your costs up to 150% of your coverage limit.
  • “New for Old” protection, ‡‡ which helps replace your destroyed belongings with new ones of the same quality.
  • Reimbursement for replacing locks if your keys get lost or stolen. This coverage pays up to $500 to replace locks, with a $100 deductible.
  • Identity fraud expense coverage, which reimburses you for out-of-pocket expenses up to certain limits to help you recover after fraud or identity theft.
  • Disappearing property deductible,‡‡  which reduces your deductible every year when you go three consecutive years without an insurance loss.
It’s important to know that insurance companies typically don’t offer flood coverage as part of their homeowners insurance policies. Instead, you’ll need to purchase a separate flood insurance policy through the National Flood Insurance Program (NFIP) to cover flood damage.***

Minnesota Homeowners Insurance FAQs

When it comes to insurance coverage, you’ll want to insure your home and other structures on your property for 100% of the replacement cost. That way, if your home is completely destroyed by a covered event, your insurance company will cover the cost to rebuild it.

If you’re trying to figure out how much coverage you need for your MN homeowners insurance, a home inventory can help. This is a list of everything you own inside your home, including details of each item, when you purchased it and how much it cost.
All homeowners face an array of risks, no matter where they’re located. From weather-related damage, like frozen pipes or a tree falling on your roof, to theft or someone getting hurt on your property, Minnesota homeowners insurance can help protect you against various potential insurance claims.
According to 2024 averages, home insurance in Minnesota costs $2,578 a year, or $215 a month.7 However, homeowners insurance rates vary and are based on different factors, so you may pay more or less than this amount.
